What’s Included In Log Package?

Prices listed are for the pre-assembled log package. Some photos or videos may show other options, so the prices are based on the floor plan shown on the website.
Log Package Includes:
• All logs shown on the plan, the log structure fully pre-assembled and numbered, ready for shipment
• Window and door frames for log wall openings, includes side, top and bottom frames for windows, side and top frames for doors, silicone based sealant for bottom of window frames, settling foam for top of windows/doors
*Frames are metal angle iron and wood frame construction
• Log screws, steel rebar pins, adhesive, gasket, wood dowels, foam cans for log joints
• Floor Plans
• Log Homes Council Log Grading Certificate
• Railing package as shown on plan

What’s The Total Cost Estimate Of a Completed Log Home?

Owner-Built Estimate:
If you are doing some or all re-assembly/onsite work yourself, a reasonable total cost estimate is 2-3 times the log package price.
Do-it-yourself re-assembly and finish using example of $60,000 pre-assembled log package:
• Low estimate: 2x$60,000= $120,000 total cost
• High estimate: 3x$60,000= $180,000 total cost

Contractor-Built Estimate
If you hire Amish Construction and other contractors to provide the onsite re-assembly and finish work, a total cost estimate is 3-4 times the log package price.
Contractor re-assembly and finish using example of $60,000 pre-assembled log package:
• Low estimate: 3x$60,000= $180,000 total cost
• High estimate: 4x$60,000= $240,000 total cost

Another way of estimating total cost is use a low number of $250 per sq. ft. on simpler cabins and homes, and $550 as a high range for larger, more complex homes.
• Low example of 2000 sq. ft home x $250= $500,000 total cost
• High example of 2000 sq. ft. home x $550= $1,100,000 total cost
The above are estimates only. To achieve a more detailed and accurate total cost, you will first need a floor plan and a contractor to provide you with all the finished costs.
Pavilions and other structures have a different price estimate, so the above does not apply. You can request a quote by sending a contact form found on the page bottom of this website.


More Log Package Info:

Pre-assembled Log Package includes everything that is a log, and includes nothing that's not a log, except for 5/8" x 10" steel rebar pins which ARE INCLUDED. It does not include delivery or onsite re-assembly at your location. Learn more about the re-assembly process and options HERE


Meadowlark Amish Log Homes are handcrafted and are a completely pre-assembled log package, with exterior log walls and interior log walls where shown on plans, and with log walls all the way up to the peaks including log gables, and fully Pre-assembled loft joist and roof beam/ purlin system.
The walls are pre- drilled for 5/8"x10" steel rebar pins, and the loft joists and roof purlins are drilled to accept wood dowels and are flattened, ready for t&g lumber.

Pricing

The prices are for the floorplan as shown on this website. Some photos may have different features than the actual floor plan. We can provide a price reflecting your desired changes or customized options.

Log Package Basics:

  • Little to no cutting is required while the logs are being re-assembled onsite.
  • Includes floor plans for: Footings/crawl space foundation, floor and roof framing, main floor,(loft if shown) elevations/electrical. (Floor Plan Changes, Basement Floor Plans are not included and are billed extra.)
  • The log stairway is fully assembled and lifts into place with a crane in minutes and is pre-drilled for hardwood dowel fasteners.
  • All logs are Standard Clean Skip Handpeel (no bark)
  • Extra Clean Handpeel available- add $2.50 per sq. ft. (interior sanding/buffing/cleaning of logs and surfaces is always required before varnishing)
  • The prices on this website reflect the actual floor plan with features and options as shown for that plan. For custom design, the price is adjusted accordingly. Please note that the prices are based on the floor plans on this website, not necessarily the pictures. Some of the photos show a variety of design and options from the floor plan shown. We provide various photos to show those different features.

  • Log roof purlins with 4’ standard overhangs- 3’to 4' on cabins

  • Log porch kit, log posts and header where shown

  • Log handmade stairway, one- pc. or 2 pc, depending on design shown.

  • Log posts and settling jacks where required

Railing:

All Pre-assembled sections of interior rails, exterior rails, balcony rails, and stair rails are included in RAILING PACKAGE, with exception of the following:

  • Exterior porch step rails and basement stair rails are not included in railing package.
  • Exterior porch steps and basement stairs are not included. They must be custom ordered separately.
